Who Runs the No Fee 1031 Exchange
This is not a review site and it does not pretend to be one. It describes one company's offer, and that company published it.
The Easy1031 Exchange DeskReviewed September 9, 2026
Who publishes this
Easy1031, a qualified intermediary. The no fee 1031 exchange is Easy1031’s own product, and every favourable figure on this site describes it. That is the first thing you should know and the reason it is at the top rather than in a footer.
Two kinds of number, never mixed
- Published rates. The $0 forward exchange fee, the $4,999 floor for reverse and improvement exchanges, and the 0.50% to 2.00% interest tiers. These are ours, they are exact, and they are mirrored from easy1031.com so the two can never drift apart.
- Market ranges.Anything describing a “conventional” intermediary: the $800 to $1,500 setup fee, the wire and per-property charges, the $5,000 to $10,000 reverse band. These are category-level figures drawn from publicly discussed pricing. They are not quotes.
Why no competitor is named beside a price
Very few qualified intermediaries publish a rate card. Naming a firm at a specific number would mean asserting something about its pricing that we cannot source and it has not published. So we do not do it anywhere here.
Named providers are compared, with fee ranges and the basis for each, on best1031exchangecompanies.com, which sources that comparison and carries the same publisher disclosure.
Where our bias will show
We think the setup fee is the least interesting number in a 1031 exchange, and that what happens to the interest on your funds matters more. That is a convenient view for a firm that charges nothing and shares interest.
It is also checkable. The arithmetic on how the mechanism works applies to every intermediary in the sector including ours, and the limits of our own offer have their own page in the navigation rather than a line in the small print.
What this site is not
It is not a directory, not a ranking and not a guide to running an exchange. It describes one offer. If you want named providers ranked, or the mechanics explained end to end, those live elsewhere and are linked above.
Corrections
If anything here is wrong or out of date, write to support@easy1031.com and we will fix it. Pricing moves, and a page about cost that goes stale is worse than no page at all.

No setup fee, no wire fee, no per-property fee. Segregated funds at a commercial bank, and a share of the interest paid back to you.
